Cleaning and Renovating Quarry Tiles

Quarry tiles are a classic hard wearing tile often utilised in high traffic areas such as reception areas, toilets and outdoor patio areas and porches. Although hard wearing Quarry tiles are often neglected and end up hidden under years of grime. If the tiles are structurally sound then often it’s just a question of deep cleaning to extract the dirt and then applying a sealer to enhance their appearance and protect them going forward.

For sealing we usually recommend Tile Doctor Seal and Go which works well on clay tiles such as Quarry and is also water based so doesn’t give off a smell as it dries. When applying a sealer always make sure the floors are dry first as applying a sealer to a damp floor can lead to inconsistent results. Because of this we usually clean and seal floors of this type over two days.

Other problems we face when restoring Quarry tiles usually relate to the removal of surface such as Tile Paint and Carpet Adhesive, for this we have a number of products and methods we can apply to remove coatings and restore the tile to its original appearance.

Below you will find detailed examples of work we have carried out in the past, it should give you some idea of what’s involved and what can be achieved with the right techniques and products.

I was contacted by a client from the Georgian canal town of Stourport-on-Severn regarding their Quarry tiled hallway floor. The client had moved into the property sometime in the past and unhappy with the appearance of the tiled floor decided to have it covered up with carpet. The carpet was now due for a change and rather than replace it she looked around to see if anyone could restore the original quarry tiles.

Having found Tile Doctor, I was asked to pay the property a visit and quote for the restoration. I arranged a convenient time and went over to survey the tiles which although dirty were in good physical condition. The carpet however had secured to the floor with a carpet gripped screwed through the grout and a strong carpet adhesive all of which would need rectifying as part of the restoration.

After reviewing the whole floor and completing a few tests I was confident we could remove the old glue and restore the floor back to its original condition. My quote was accepted, and a date agreed to start the work.

If you have never been, I can recommend a visit to Stourport, close to Kidderminster and famous for its canal junction location it was once one of the principal distribution centres for goods to and from the rest of the West Midlands.

The first job was to remove the carpet, underlay and carpet grippers. I then applied a strong dilution of Tile Doctor Remove and Go to breakdown the adhesives and to remove any old sealers. It was left to soak into the Quarry tile and grout for about ten minutes before being worked into the floor with a scrubbing rotary machine fitted with a black pad. It wasn’t long before the solution went dark with all the dirt that had been released from the pores of the tiles and the slurry was removed with a wet and dry vacuum.

I then applied Tile Doctor Acid Gel to remove some cement residue and combat any potential efflorescence issues which are quite common in old floors like these that don’t have a damp-proof membrane installed. The floor was then rinsed down with water to remove any trace of cleaning products, then then left to dry off overnight. Before leaving I spent time filling in the holes left by the screws of the carpet rods with a dark coloured grout which was as close a match to the colour of the tile as possible.

On my return the following day I checked the moisture readings on the floor using a damp meter and as the readings were good, I proceeded to seal the floor. For a sealer I had chosen to use the tried and tested Tile Doctor Seal and Go Extra. This sealer allows for moisture vapour transmission making it partially breathable and ideal for situations where no damp proof membrane has been installed and where there is risk of moisture being trapped under the floor. It also allows the colour of the tiles to shine through without leaving a shiny finish. I gave the floor five coats allowing ample drying time in-between coats.

As you can see from the pictures the floor looked great and my client was extremely happy with the result and so pleased, they had finally taken the old hallway carpet up. For aftercare I recommended Tile Doctor Neutral Tile Cleaner to keep the floor in the best condition and ensure maximum longevity for the new sealer.

Salt Damaged Quarry Tiles Replaced and Restored in Droitwich-Spa Kitchen

I was contacted to inspect a quarry tiled floor in the kitchen of a property in Droitwich Spa which was in need of repair and also in need of a clean and seal. Having spoken to the customer previously, I was aware there were several damaged tiles that would need replacing so before visiting the property to survey the floor I sourced potential replacements from several manufacturers so I could find one that would be a good match to the originals.

Once that was done, I went over with the samples to inspect the floor and whilst I was there marked all the damaged tiles that would need lifting and replacing. The house was quite old and many of the tiles had been badly affected by salt damage at some point in the past. Given the age of the property it could have been from efflorescence or it is possible it was flood damage as the property was about 700m from the River Salwarpe which has a history of overflowing. In fact, Droitwich Spa is known for its salt deposits and became a Spa town when the salt industry started to dwindle towards the end of the 19th century.

I worked out a quote to repair the floor, then clean and seal it which was accepted, and the work scheduled.

The first job was to remove the damaged tiles from the floor using various tools to prise the tiles away from the substrate. I then used a self-leveller to level the screed. All the new tiles would need cutting so I used a Bridge Saw with a diamond blade and proceeded to cut all the tiles to shape. The replacement tiles were then fixed in place using flexible adhesive and left to dry and then grouted.

The following day I moved onto cleaning the tiles. Tile Doctor Remove and Go was used to tackle any previous sealers. leaving the product to dwell for the required time and then working it into the floor with a rotary scrubbing machine. I then used Tile Doctor Acid Gel to remove old grout smears and combat any efflorescence the floor was encountering, before vacuuming the remaining slurry with a wet vacuum. Once I was happy the floor was as clean as it could be, I left the tiles to dry overnight so they could be sealed the following day.

Sealing a Quarry Tiled Kitchen Floor

I returned the next day and began by using a moisture meter to ensure the floor was dry. All was well so I proceeded to seal the floor using Tile Doctor Seal and Go Extra, a semi-gloss breathable sealer that will allow moisture to rise through the tile unimpeded which was important considering its history. The floor required five coats of sealer to completely seal the floor and the customer was very pleased with the result as indicated in the feedback below:

Salt Damaged Quarry Tiled Floor Before After Cleaning Hartlebury

Quarry Tiled Dining Room Floor Renovation in Hartlebury

I was contacted by the new owner of a property in Hartlebury who needed help renovating a Quarry tiled floor in their dining room. The house was full of original period features however the Quarry tiles had experienced a lot of wear over the years and were now in need of a deep clean and seal. Hartlebury by the way is a lovely village close to the larger town of Kidderminster and famous for Hartlebury Castle which was built in the mid-13th century.

There were a few tiles which had experienced salt damage in the past and I explained that as a Tile Doctor I could change these tiles for her to give the best finish. The customer however, decided she would like to keep the original floor without changing the tiles and just concentrate on the clean and seal. I conducted a test clean on part of the floor to demonstrate the difference we could achieve and also work out the best products for the floor. The test went well and happy with the results my quote was accepted, and the work scheduled.

I have mentioned this before but it’s worth pointing out again that damp proof membranes did not become common until the 1970’s. Properties built before then were subject to damp rising through the sub floor drawn up by evaporation at the floor surface. Alkaline salt deposits would also be brought up with the moisture and leave a white deposit on the surface of the tile. This process is commonly known as efflorescence and can cause damage to tiles which are coated with a non-breathable coating. In extreme circumstances where the whole floor is trapping moisture under the surface then it can spread outwards into the walls leading to rising damp.

My first step was to concentrate on the edges of the floor using a wire brush and Tile Doctor Remove and Go on the difficult areas and paint marks. I then sprayed the rest of the floor with some more Tile Doctor Remove and Go and left it to dwell for ten minutes. Once the dirt had started to lift, I used my rotary scrubber with a black pad and worked the solution in. The soiled product was then rinsed off the floor with water and vacuumed away using a wet vacuum.

The next step was to remove the white efflorescence from the surface of the Quarry tiles and neutralise any alkaline salts within the tile. The best way to do this is to give the floor an acid wash. I use Tile Doctor Acid Gel for this purpose and being a Gel it’s very easy to control. Again, the product is worked into the floor using a rotary machine and black pad. The floor was then rinsed thoroughly and then vacuumed to remove all the soil and as much moisture as possible. After I had finished the floor looked much brighter.
Once I was happy the floor was clean and any trace of efflorescence removed, I finished for the day and left the floor to dry out fully overnight. I arranged to return the following day to seal the tiles.

The customer had requested a gloss finish however the inherent damp issues meant I would need to apply a fully breathable sealer that would allow moisture to rise thorough the Quarry tiles unimpeded. The solution was to apply Tile Doctor Seal and Go Extra, this a semi-gloss topical sealer which is fully breathable. This sealant leaves a beautiful finish and allows the natural colour of the tiles to shine through.

After using my damp test meter and making sure the floor was fully dry, I started the sealing process. The Quarry tiles were treated to five coats and the customer was very pleased and left some great feedback which I’ve copied below.

Although we didn’t replace the damaged tiles, they were much improved and added character to the floor. Also, the new sealer will make them much easier for the customer to keep clean. For aftercare I recommended the use of Tile Doctor Neutral Tile Cleaner to keep the floor looking pristine, unlike harsher products you find in supermarkets it won’t damage the sealer prematurely.

We received an enquiry requesting we take a look extending a Quarry Tiled hallway floor at a property in Blakedown which is a small village in the Wyre Forest District of North Worcestershire. The house had an extension to the front of the property added previously which increased the size of the hallway however this had not been tiled to match the existing, simply backfilled with screed.

The owner had decided to have the extension floor tiled to match the existing Quarry tiled floor which would also need renovating due to it being covered in part with a variety of paint, glue and screed. Whilst most of our work is repairs and cleaning my background in tiling means I’m also able to lay new tiled floor so this job was a perfect match for my skills.

I arranged a site visit to view the floor as it is difficult to tell from the photos the work that would be needed. The floor would require extensive restoration and then extending into the extension so after visiting the property and assessing what was required, I wrote out a detailed quote and the quote was accepted. We booked a date in to complete the works which would be carried out over a few days.

The first job was to break up the existing screed that the builder had laid in the extension. It was a lot of work, so I enlisted the help of Mick Gayton the Warwickshire Tile Doctor. Together we broke up the screed, removed the rubble and then used Bal self-levelling compound to prepare the surface for tiling.

The customer had decided to go with a slightly different shade of tile for the extension as the original front door step had been left in the existing floor and would create an interesting feature between new and original. It turns out that the step penetrated deep into the substrate and could not be removed.

I waited for the new surface to dry before laying out the tiles to find the best layout, then satisfied with the pattern the tiles were fixed in place using a flexible adhesive and grouted in.

The next day we returned to restore the original Quarry tiled floor, firstly using Tile Doctor Remove and Go to break down any old sealer and paint. The product is sprayed on and allowed to dwell for a short time giving it time to penetrate. The product is then worked into the tile and grout using a rotary floor machine fitted with a scrubbing pad. The soil generated is rinsed off the floor with water and extracted using a wet vacuum.

Next, I decided to give the floor an acid wash using Tile Doctor Acid Gel to remove any old grout smears and other mineral deposits that were affecting the appearance of the Quarry tiles. Again, the product was scrubbed in and then removed using water and the wet vacuum. Once that was done the floor was left overnight so it could dry out ahead of the sealing process.

The following day the floor was check for moisture and then sealed with four coats of Tile Doctor Seal and Go Extra. This has a special acrylic-based formula which being fully breathable copes well with locations such as hallways where damp conditions are more likely. Seal and Go Extra also adds a nice subtle sheen to the Quarry tiles which enhanced their appearance and made the difference between the original and new tiles less conspicuous.

Old Quarry Tiled Floor Restoration Great Witley Worcestershire

Full Restoration of an Old Quarry Tiled Floor in Great Witley

It is lovely when we get called out to properties with an interesting history. This delightful property in the pretty Malvern Hills village of Great Witley dates to the 1800’s and was once used as children’s home. The property has since been renovated and turned into a residential property. During the renovation works the new owners were delighted to peel back the carpet on the large entrance hallway and dining room to reveal an original quarry tiled floor believed to be well over 100 years old.

The floor however was in quite a bad state after years of being covered with various carpets over the years and was ingrained with layers of dirt and varnish. The owners were unsure if the floor could be repaired and restored and after finding Tile Doctor on-line they arranged for me to pop over and survey the floor.

On the day of the inspection I could see that this would take some work to bring the floor back and over 20 tiles would need replacing due to salt damage or broken tiles some of which had completely perished. There was also layers and layers of white paint over many tiles from previous decoration work to deal with. Even in such a state I was still very confident that with the combination of my own abilities, the right tools and Tile Doctor products that the floor could be restored. We discussed a price for the work which was accepted and scheduled a convenient date for me to pop round and restore the floor.

My first job was to remove all the damaged tiles, being careful not to damage any good tiles. I then repaired the substrate and prepared the area for the replacement tiles which were all slightly larger so needed cutting with an electric wet saw.

This work took up much of the first day and on the second day the new tiles were laid using a flexible fast setting adhesive. The area was then grouted and left overnight before starting the cleaning process.

The following day the entire floor was sprayed with a dilution of Tile Doctor Remove and Go which was then left to dwell and soak into the tiles before being scrubbed in with a rotary floor machine fitted with a black scrubbing pad. Difficult areas such as the paint splashes were covered with a sheet of plastic, so the solution wouldn’t dry out and left until the paint became easier to scrape away.

The floor was then rinsed with water which was the soil extracted using a wet vacuum. More work was needed to release the layers or ingrained dirt, so this was followed by scrubbing the floor with Tile Doctor Pro-Clean and then more rinsing and extracting.

Last step of the cleaning process was to treat the floor to an acid rinse using Tile Doctor Acid Gel. This was also scrubbed in with a rotary cleaner before being rinsed off with water and the slurry removed using the wet vacuum. The acid rinse will counter any mineral salts in the floor and reduce the chance of efflorescence occurring as the floor dries out.

Once I was happy with the floor I left it to dry overnight, the floor was already looking significantly better.

I returned on the fourth day to compete the restoration by applying a sealer, checking first that the floor had dried with a moisture meter. Once I was happy the Quarry tiled floor was sealed with five coats of Tile Doctor Seal and Go Extra which made the natural colours of the tile shine through without looking too glossy. This product is also fully breathable which is an important factor for these old floors where no damp proof membrane is present, and moisture needs to be able to pass through the tile unimpeded.

The deep cleaning and sealing process ensured the new replacement tiles blended in well with the original tiles and the whole floor was transformed back to its former glory. The client was over the moon with the results and surprised at what we had been able to achieve!

Renovating a Quarry Tiled Cloakroom Floor in Brotheridge Green

These photographs are from a beautiful farmhouse in the tranquil village of Brotheridge Green near the city of Worcester. Worcester is famous for many things, Royal Worcester Porcelain, Lea and Perrin Worcester Sauce, Berrow’s Worcester Journal which claims to be the oldest newspaper, and indeed it was also the hometown of the composer Edward Elgar.

The owner of the farmhouse asked me to come and look at their downstairs cloakroom which had existing quarry tiles fitted. They were becoming frustrated that they couldn’t get the area to look clean and were considering replacing the floor. The owners of the property had used every cleaning product they could find and scrubbed for hours to try and get these quarry tiles in their cloakroom clean. The problem with the tiles was a build-up of ingrained dirt over time as the tiles had not been sealed, so no amount of cleaning with household products would have helped. There was also an issue with salts rising through the tiles which was making them look worse, common in properties of this age.

Following my inspection, I explained to the customer what I could do to bring the tiles back to life. I completed a quote for the work that evening which they gladly accepted, and the work was scheduled in.

On day one of the job my first step was to sweep away any loose debris from the quarry tiles. I then tackled the floor with Tile Doctor Pro-Clean this is a heavy-duty alkaline cleaner which is safe to use on Tile and Stone, in concentrated form it can strip away sealers and grease and was perfect for this job. As I was working in a confined space I opted to complete the job by hand using a deck brush and scrubbing brush to work the solution in after leaving the Pro-Clean to dwell and soak into the floor for ten minutes. I then extracted the resultant slurry off the floor with my wet and dry vacuum and repeated this process until I was happy the floor was as clean as it could be given its age.

I then finished the cleaning of the floor with an acid rinse using Tile Doctor Acid Gel to remove grout stains and counter potential salt efflorescence issues which are a common problem with these old floors where no damp proof membrane has been installed. The floor was then rinsed again with water, dried with the wet vacuum and left to dry off fully overnight.

When I returned the following morning, I checked the floor was dry using my moisture meter; this is important step as a damp floor will effect the ability of the sealer to cure.

I decided to seal the Quarry tiles with Tile Doctor Seal and Go Extra, which is a semi-gloss breathable sealer to allow for any damp issues and applied four coats allowing each coat to dry for approximately 30 minutes before adding the next. This gave a nice natural finish letting the colour of the quarry tiles shine through.

Restoring Quarry and Flagstone Tiles at a Worcester Farmhouse

This restoration of two different types of tiled floor took place in the kitchen of a farm property in Worcester which had been in same family for generations. The floor was made up of Quarry tiles, some of which were damaged and Flagstones both of which were in true need of a deep clean and seal.

Before I could start cleaning the Quarry floor, we needed to carefully remove and any broken tiles and install suitable replacements including a large damaged flagstone.

I wanted everything to match as closely as possible so I also opted to grind out the old grout and replace with fresh grout in a light grey.

The whole area was then deep cleaned with a black scrubbing pad and Tile Doctor Pro-Clean to remove ingrained dirt, the soiled cleaning solution removed with a wet vacuum and then the floor was treated to an acid wash with Tile Doctor Acid Gel. Acid Gel is a blend of phosphoric and hydrochloric acids in gel form which can remove grout smears and efflorescence from salts on the tiles.

After leaving the floor to dry completely overnight, I returned to the property to seal both sets of tiles with three coats of Tile Doctor Seal and Go Extra. This sealer is very breathable allowing moisture vapour to rise up through the tile and ideal for situations where no damp proof membrane has been installed which is especially relevant in older properties such as this one.

Old, Salt Damaged Quarry Tiled Ffloors Restored in Worcester

Here’s an interesting job I recently completed for a client in the historic city of Worcester. My client had two tiled floors in her house that were in dire need of restoration. They were located in the hallway and dining room of the house, and were a mix of Quarry tiles, with some believed to be over a century old. The entire area required a thorough clean and seal, while some of the tiles were showing evidence of salt damage in the grout lines, this is usually caused by damp evaporating up through the tile and grout and is more commonly known as efflorescence.

Cleaning Quarry tiled floors

I completed the cleaning and sealing processes over the course of two days. My first task was to break down any old sealer and hard wax coatings left on the surfaces of the floors from previous maintenance. Working in two metre square sections I scrubbed Tile Doctor Remove & Go into the floor, Remove and Go is a coatings remover (aka stripper) that is safe to use on Tile, Stone and Grout and is great for tackling old sealers and waxes, the product can also used to remove glue and other adhesives. This was then rinsed off and the resulting slurry extracted using a wet vacuum; the process was then repeated as necessary until all the sealers etc. had been removed.

Following the removal of the old coatings I diluted Tile Doctor Pro-Clean with four parts water and I worked the solution into the floor using a black scrubbing pad to lift out any ingrained dirt from the tile. Pro-Clean is a high alkaline cleaner which is highly effective and again safe to use on Tile, Stone and Grout.

To complete the cleaning process I addressed my attention to the salt that was evidence in the grout between some of the tiles. I used Tile Doctor Grout Clean-Up for this, which removes salt and other mineral deposits, along with any stains, dirt and grout haze.

Sealing Quarry Tiled Floors

After completing the clean I gave the whole floor a thorough rinse which was then removed using a wet-vac machine, before leaving the whole area to dry overnight. I installed two air movers and a dehumidifier to speed up the process, and by the time I returned to the house the next day, the tiles were ready to be sealed.

To seal the floor I used four coats of the new Tile Doctor Seal & Go Extra, which is especially recommended for sealing external tiles or internal tiles with a damp problem. The product formula has increased breathability as well as providing a robust surface seal along with an aesthetically pleasing, low-sheen finish.
